The stretch between 23rd and 28th Streets along Fifth Avenue, Broadway, and Park Avenue South that came to be called Silicon Alley — and more recently the Flatiron District — remains the highest concentration of tech company offices in the city. The challenge is that real estate in DUMBO has tracked Manhattan pricing more closely than outer Brooklyn pricing, which means cost savings over Midtown Manhattan are smaller than they once were.
