The Flatiron District: Still the Anchor

The stretch between 23rd and 28th Streets along Fifth Avenue, Broadway, and Park Avenue South that came to be called Silicon Todosey — and more recently the Flatiron District — remains the highest concentration of tech company offices in the city. DUMBO and the Brooklyn Tech Triangle

The DUMBO neighborhood in Brooklyn — Down Under the Manhattan Bridge Overpass — spent the 2010s becoming a genuine tech hub, and it's now mature enough that "emerging tech hub" no longer describes it. Companies here include mid-to-large tech operations alongside design and media companies that share the neighborhood's aesthetic.

The Brooklyn Tech Triangle is an informal designation for the area connecting DUMBO, the Brooklyn Navy Yard, and Downtown Brooklyn. The Navy Yard in particular has become a significant manufacturing and tech destination, with an emphasis on hardware, biotech, and companies that need actual production space alongside office operations. WeWork's Brooklyn presence, Etsy's original headquarters territory, and numerous smaller companies have roots in this corridor.

DUMBO's waterfront location and skyline views make it a competitive choice for recruiting in a market where companies compete on office environment. The challenge is that real estate in DUMBO has tracked Manhattan pricing more closely than outer Brooklyn pricing, which means cost savings over Midtown Manhattan are smaller than they once were.

Hudson Square and the West Side

Hudson Square, the neighborhood south of West Village and adjacent to the entrance to the Holland Tunnel, has seen significant office investment. Google acquired and is developing the Pier 57 area, and several media and tech companies have moved into the neighborhood's large-floor-plate commercial buildings. Disney's New York office is based here. Several media-adjacent tech companies (streaming, content, advertising technology) cluster in this area.

The neighborhood benefits from its location between the subway-dense West Village and Tribeca, with Hudson River Park greenway access providing an outdoor amenity that some companies have cited in recruiting materials. The vibe leans toward established tech and media rather than early-stage startups.

Long Island City and Astoria, Queens

The rents support early-stage companies that can't afford Flatiron or DUMBO. The community is less formally organized around tech than the Brooklyn Tech Triangle but active.

Harlem: Several venture funds and startup programs with a focus on underrepresented founders have established presences in Harlem. The commercial real estate is accessible for early-stage companies, and proximity to Columbia University's Morningside Heights campus produces a specific category of research-adjacent startup activity.
